The Project
This eight-story structural was once the largest mercantile building in the state of Maryland. This twentieth-century architectural icon was home to the Montgomery Ward Catalogue and Retail Warehouse. Targeted by a Maryland developer the warehouse was reinvented into a twenty first century ecologically sound, state-of-the-art, 1.3 million square foot corporate facility - the Montgomery Park Business Center.
The Montgomery Park Business Center is a "green" building - with a focus on the use of recycled products. Some of the building green recycled materials used on this project include: recycled pavers, glass used as "glassphalt", wheatboard material in work stations, and recycled carpet tiles. Poole and Kent assisted in the design of the gray water system that utilizes captured storm water to complete the flushing operation of the buildings water closets.
PK Role
As the mechanical contractor, Poole and Kent lead the design and installation of the mechanical systems, including: two chillers, six ice storage tanks, interconnecting piping (to avoid occupied floors 4-7), 56 air handling units, five boilers. Poole and Kent also provided design assistance for the central chiller plant located on the roof of the building.
Highlights/Challenges
Poole and Kent's design team provided input necessary to maximize the use of the available space and provide the most cooling out of the two roof-top chillers. This resulted in a significant cost savings to the Owner. Poole and Kent's design enables future occupancy growth. Poole and Kent provided quality control on the installation, start-up/operation of the mechanical systems, and assistance with the integration of the controls on the project.
The Montgomery Park Business Center is the largest business complex in Baltimore and is home to the Maryland Department of the Environment.
